Frequently Asked Questions for Current and Future Residents
How do I apply for a rental home?
To apply, you must be at least 18 years old. All applications are submitted through our secure online portal. Every adult 18 years and older planning to live in the home must complete their own application. To ensure future residents don’t waste money on application fees, we only allow one application group at a time to apply.
Can I apply for a property I haven’t toured in person?
Yes, for those who are not local, we offer virtual and online tours with one of our property managers via video calls.
How do I schedule a property showing?
Simply call the phone or email us. Our contact information is on all over our listings. We’ll respond promptly to arrange a viewing time that works for you.
Do I need to sign a lease?
Yes. All tenants are required to sign a lease agreement, either online or in person by appointment. Most of our lease terms are 12 months and outline the responsibilities of both the tenant and the management team throughout your stay.
What is the security deposit requirement?
The security deposit is based on the application and background results. Our system allows us to calculate risks factors and usually the deposit amount is between 1 and 2 months’ rent. This must be paid in full before your move-in date.
When is rent due, and how can I pay it?
Rent is due on the first of each month. We offer several convenient and secure payment options:
- Pay online through our tenant portal
- Mail a money order or check to our office (include your property address and unit number)
- Pay at any Regions or Chase bank
Will my rent increase?
Rent adjustments typically occur at the end of the lease term. Increases are based on current market conditions and internal evaluations. We will always give you advance notice of any changes.
Can late fees be waived?
No. We are unable to waive late rent fees, as our policy must be applied consistently and fairly for all residents.
What should I do if I can’t pay rent on time?
If you anticipate a delay in payment, contact our accounts receivable team immediately. Ignoring the issue may result in additional fees or potential lease violations.
Can I have a roommate?
Yes, but every roommate must go through the full application and approval process. That includes submitting a rental application, paying the application fee, and passing screening. Unauthorized roommates are a violation of the lease.
What qualifies as a maintenance emergency?
Emergencies are situations that threaten safety or cause serious property damage, such as:
- A burst pipe or flooding
- A broken heater or air conditioner during extreme weather
- A fire or gas leak (always call 911 first)
For true emergencies, call our emergency maintenance line right away.
What is your pet policy?
Pet policies vary depending on the lease. If you already have a pet and wish to add another, please contact our office first. All pet requests are reviewed individually based on your lease terms.
Can I change the locks?
Tenants are not allowed to change or add locks without written permission. If you’d like new locks installed, submit a request in advance. Any additional locks must be installed by an approved contractor, and the cost is the tenant’s responsibility.
Can management enter my home if I’m not there?
Yes, but only with proper notice. Entry may be required for emergency repairs, inspections, or access by service providers such as insurance agents. When possible, we try to schedule visits when someone is home.
Is renters insurance required?
Yes. Renters insurance is required before move-in. You’ll need to provide proof of coverage before receiving your keys.
